Building Safety Act: Section 156

From 1 October 2023, Section 156 of the Building Safety Act came into effect, placing new legal responsibilities on the Responsible Person for the safe operation and management of fire doorsets.

These responsibilities include:

Ongoing maintenance and servicing
Accurate record keeping
Training, where required, in the correct operation of fire doors
Ensuring all fire doors are defect-free and fully operational from the date the building is handed over
Keeping comprehensive fire risk assessments and fire safety records
Providing residents in multi-occupancy buildings with information on fire safety risks and the protective measures in place

It is a legal requirement for all fire doors to be inspected at least once every 12 months.

Each inspection produces a detailed Door Condition Report, highlighting any issues or areas of concern, with clear recommendations for repair or replacement where necessary.
